The DLI class of 2018 is coming to an end!  This week we had our last and final class on, “The Strip Impacts on Commercial Real Estate.”  The class was held at Cushman & Wakefield’s office and sponsored by Prologis. John Restrepo, President of RCG Economics instructed.

Throughout the class, we learned about key factors that make the strip important to our local economy such as: travel data, convention space and revenue per visitor and per room.  We also looked at key indicators for building new resorts on the strip such as gaming revenue and room availability.

The importance of the strip to commercial real estate was apparent despite southern Nevada’s push for diversification.  With 1,000 new rooms coming online by 2020 and nearly a million square feet of convention space, we are set up for potential growth.  The caveat to that is… does it actually happen?  Are the major resorts that are talked about on track to hit construction deadlines or are these projects holding to see what happens with the economy and the changes in gaming revenue.

Mr. Restrepo drove home the fact that although experience oriented and restaurant related revenues have increased dramatically, 30% of the of the revenue on the strip still originates from gaming.  The overarching question being, how does this affect off the strip development and most of all our DLI project’s feasibility!

Where are you originally from and how long have you lived in Las Vegas?
I am originally from Mesa, Arizona and moved to Las Vegas when I was 2 years old, not Battle Born, but Battle Raised!

What has NAIOP provided you that has helped you grow professionally or personally?
NAIOP has helped my career in many ways. It has provided me access to key leaders within the commercial real estate industry resulting in exposure to prospective projects and business deals.  With 51 chapters across the country, there are a multitude of resources that I tap into for market education, strategic network opportunities, and industry trends.  In turn, I utilize these innovative tools to provide Martin-Harris a broader spectrum of the latest industry trends on a national level. This allows Martin-Harris to remain cutting edge in the Southern Nevada market, as well as a continued leader within our community.

What has been your favorite experience or story that happened at NAIOP event?
My favorite experience at NAIOP would easily be taking part in the NAIOP Developing Leaders Institute, specifically with my project team. Not only did I garner a great deal from each of my teammates, but we were able to establish a lifelong friendship that I will carry with me throughout my career.

Who have you met at NAIOP event that has influenced you or that you have become close friends with?
I am unable to limit my associations to just one individual of influence as I have met so many amazing and influential people in the industry, all who I call friends today.

What do you want your legacy to be in the Southern Nevada Community?
My goal is to further influence the Southern Nevada Community in leading by example and being a good mentor. I would like to be remembered as a respectable trail-blazer who upheld a strong community presence with integrity and humility. Someone with a good moral compass.

The most powerful legacy I want to leave is for new members to be confident, audacious and committed individuals who will pursue their dreams, regardless of the status quo. I hope to show the incumbents that it’s respectable to chart their own course in life rather than succumbing to an all too familiar path to nowhere! I live my life as confidently as I can and that is my legacy.

Bowling balls, pizza, team spirit, beer and more beer were the key ingredients to a successful NAIOP bowling tournament this year. Many teams rocked the score board while others had those special players who dominated the competition. As you walked up and down the lanes you could see the high fives and the triumphant gestures as each player turned to face his or her team after a successful strike or simply avoiding the gutter. Both outcomes were worth cheering for, especially since the teams who didn’t have a shot were laughing and cheering each other on even more then the rest. Several companies were sporting team shirts while a stylish gentleman rocked a suit and an expecting mom showed us how it’s done with a baby bump. It was a night of fun and good old-fashioned competition among friends.

A special shout out to our duo Jay Heller and Teresa Vinuya who continued the tradition of selling raffle tickets lane by lane donating beer to raffle ticket buyers. The community service committee is grateful! Teams pooled together this year raising nearly $2,000 with the raffle with all proceeds going to the St. Jude’s Ranch for Children Cottage Renovations. Many thanks to our 15 generous sponsors donating gift cards, baskets, a drone, bottles of alcohol, a tech backpack filled with Amazon Echo adapters & Echo Show and many more!

At our June 21 Transit Oriented Development (TOD) Breakfast we hosted more than 200 attendees and heard from Tina Quigley, RTC General Manager,  Mayor Troy Walker of Draper Utah, John Tippins Founder and CEO of North Cap and David Saltman from the Vista Group.

This moderated panel was both engaging and insightful as we learned more about transportation, transit and the opportunities for transit investments in and around transit oriented development. Unfortunately, due to time constraints, panelists were unable to answer some of the questions from our NAIOP members.

Fraud is trending, and that’s not a good thing. Today, wire fraud is the fastest growing real estate cybercrime in the United States – and it’s costing every party to the transaction. Falling victim to a wire fraud scheme or related fraud can be financially devastating – to both your bottom line and your business relationships. Even if you’re insured properly against this kind of risk, (and you should be), it’s vital that you communicate with your employees about how to protect your business and your customers against fraud. Keep these tips somewhere your entire office staff will see them frequently – one slip can really cost you.

Confirm all wire and other disbursement instructions received by email.
Emailed wire instructions should be confirmed by telephone at a known or independently confirmed number, NOT the telephone number at the bottom of the email you are trying to confirm.

Doubt first.
Be especially skeptical of any change in disbursement instructions. Who really changes their wire instructions that frequently?  Title companies, especially, rarely alter their wire instructions.

Confirm the account.
The account to which you are wiring should always be the name of the party entitled to the funds.

Go with hard copies.
Consider providing YOUR wire instructions to your clients and/or vendors via hard copy only, with a notation: With cybercrimes on the increase, it is important to be ever-vigilant. If you receive an email, or any other communication that appears to be generated from our office containing new, revised or altered bank wire instructions, consider it suspect and call our office at a number you trust. Our bank wire instructions seldom change.

Be suspicious of emails from free, public email account domains.
Emails from these types of accounts are often a source of risk.

Watch out for phishing emails.
Phishing emails – particularly those with embedded links – should always be treated with suspicion, even when they appear to come from a trusted source.

The July DLI class at Cushman & Wakefield focused on economic development in Southern Nevada and specifically how developers work with local and regional jurisdictions to move projects through the process; thereby creating taxable revenue, jobs and population growth. Representatives from the City of Henderson, the City of North Las Vegas, and the City of Las Vegas all presented. Additionally, Michael Argier from Panattoni Development shared a case study project involving nine different agencies for completion. Some of the challenges faced included a water channel, easements and a unique land shape. FEMA, NDOT and the City of Henderson were all crucial to completion, demonstrating the complexity of some projects and how business and agencies work together to overcome the obstacles.

Students also learned about the different economic development groups that work to bring companies to Las Vegas through business development, tax abatements, tours and more. Once a company chooses to relocate to Southern Nevada, these same groups work as liaisons to assist with utilities, business advocacy and overall approval processes required. Bringing businesses to Clark County improves the job market, increasing local revenues, advances government systems funded by property and business taxes and often spurs new construction as well.
