The Education Committee hosted its first ever “Mock Trial” at the Regional Justice Center in early November. Sponsored by Prologis, it was a smashing success! After refreshments and an open bar in the courthouse lobby, members migrated to the 11th floor to sit in an actual courtroom to watch as the Honorable Judge Scotty presided over the trial.  Read more

Regardless of your political beliefs, the markets were expecting a specific election outcome. According to experts* from public policy, global economics, and Wall Street forecasting, the overwhelming consensus was a Clinton Democratic presidential win but a Republican held House. This split government was expected to produce one of the best possible compromises for the economy: global corporate tax reform, which the Republicans want and infrastructure spending, which the Democrats want. If the country can do both of these in the next two years, our growth could tick up. Otherwise we are looking at a continued growth of between 1-3%. The Trump win and Republican sweep of Congress will create much greater volatility and uncertainty. Expect to have many more swings up and down in the coming year. Read more

All landlords and developers deal with power, water and communications as strictly utilities unto their own domains, which they accommodate in order to provide the basic services to tenants.

While water and power are their own domains, with one provider each, telecommunications has many providers, each needing network infrastructure to support their services.  It is the lack of cabling and wireless infrastructures that prohibits many technologies from being easily or cost effectively deployed.  The customer or providers then have to make large cabling investments post construction to deliver a new service. There’s no question about it, construction projects are risky, costly and time-consuming. And the more complex a project is, the more potential there is for issues to arise, including scope creep, budget overruns and schedule delays. Unless, of course, you have a good Project Manager (PM) at the helm.

Over the last 12 months, construction jobs in Las Vegas have rose by 6,800 (or 6,017 on a 12-month moving average (MMA) basis). During the period, these jobs grew 13% to 59,000 (or 12.3% on a 12MMA basis). As an FYI, the trough in construction jobs during the depths of the Great Recession 34,800 jobs in February 2012 (the 12MMA was July 2012 – 36,450 jobs). Read more

As many of you know, our President-Elect, Sallie Doebler, has accepted a position with the Las Vegas Metro Chamber of Commerce as Vice President of Membership Development. Unfortunately for NAIOP, this position precludes her from serving as President next year; though she will remain a member and finish her term on the Board.
