The Southern Nevada Water Authority (SNWA) recently approved changes to the Water Smart Landscapes rebate program that will decrease cash incentives for non-functional grass conversion projects on non-single-family properties.

Starting Jan. 1, 2025, the rebate for such projects will be reduced to $2 per square foot for the first 10,000 square feet of non-functional grass converted to drip-irrigated trees and plants, and $1 per square foot thereafter.

Businesses, HOAs and multifamily properties can still take advantage of the current rebate of $3 per square foot for the first 10,000 square feet of converted turf and $1.50 per square foot thereafter for projects completed by the end of 2024.

These changes come as a state-mandated deadline to remove non-functional grass in the driest city in the nation draws nearer. The Nevada Legislature in 2021 passed a law that prohibits the use of Colorado River water to irrigate non-functional, decorative turf — the decorative grass found along roadways and medians, in front of and around businesses and some of the grass managed by homeowner associations starting Jan. 1, 2027.

For Southern Nevada, grass irrigation remains the largest consumptive use of water from the Colorado River, which provides 90 percent of our water supplies. Despite last year’s great winter, the river remains in a federally declared shortage condition that reduces the Nevada’s maximum allocation for the third consecutive year.

Businesses, HOAs and other non-single-family properties across the valley have already taken a major step towards compliance with the law, having converted more than 10 million square feet of turf to drought-friendly landscaping in just the last two years alone.

Once fully implemented, the conservation law will help Southern Nevada save 9.5 billion gallons of water annually. Additional information about both Nevada law and the SNWA’s Water Smart Landscapes rebate program is available at snwa.com.

This notable event recognizes distinguished commercial real estate entities in Southern Nevada. This program is designed to highlight NAIOP members and their impact on the industry and serves to increase public awareness of their outstanding achievements.

Industry Awards
Judging for the Industry Awards is performed via an electronic survey process where active NAIOP committee members and board members have the opportunity to judge the nominations and finalists are notified following the conclusion of the judging process. All finalists are announced the evening of the event and the winners receive the prestigious Southern Nevada Spotlight Awards trophy on stage at the event.

Industry Awards are scored based on company volume, notable deals, NAIOP Southern Nevada involvement, national NAIOP involvement, overall community involvement, and the firm’s forward thinking and innovation.

Project Awards
Judging for the Project Awards is completed virtually by peers in comparable positions to the Southern Nevada chapter membership in a comparable market. Finalists are notified following the conclusion of the judging process as Project Merit Award winners. All finalists are announced the evening of the event and the winners receive the prestigious Southern Nevada Spotlight Awards trophy on stage at the ceremony.

Project Awards are judged based on a variety of components including the complexity of challenges the project team overcame, the project’s impact on the local community, as well as sustainability components. The judges review the site plans and photos as part of their selection in determining which project receives the Honor Award. Project submissions are kept anonymous and must exclude company names to protect impartiality. Each year, the judges are selected from various NAIOP chapters from across the nation. The judges also review and evaluate the project photography and site plans into their selection for the Honor Award. Projects completed within the past three years are eligible for submission, provided they have not previously received the Spotlight Honor Award.

NAIOP Southern Nevada honored the best in the industry at its 27th annual NAIOP Spotlight Awards back on February 24, 2024 at Red Rock Casino, Resort & Spa. With a theme of “NAIOP a’ Paris,” the event attracted nearly 700 Chapter members and guests.

Commercial Real Estate Terms and Definitions
2024 Edition

Twenty years ago, the NAIOP Research Foundation funded a project to identify and define key words and concepts in the commercial real estate field. That document, created to provide standardized terminology for the industry, has been regularly revised and updated to reflect current practices and include new information.

The 2024 edition of Commercial Real Estate Terms and Definitions includes nearly 250 terms, including many that have grown in importance since the first edition, such as those related to last-mile distribution and cold storage, and a new section on environmental, social and governance (ESG) building certification standards. The building type and classification matrices have also been updated to match current design standards for new construction.

As we conclude Q1 2024, I am excited to serve as your Chapter President and reflect on our achievements so far this year. We launched the year with a memorable networking event, our Member’s Only Mixer at Taps & Barrels, followed by three educational breakfast programs. The Developer’s Roundtable in January provided insights from industry leaders, while our February panel offered diverse perspectives from construction and real estate sectors. In March, we got a glimpse into the future of Southern Nevada’s healthcare industry. Our Community Service Committee led remarkable initiatives, and we also kicked off our 2024 DOLI Cohort. We celebrated member firms at our NAIOP Southern Nevada Spotlight Awards, a Parisian-themed evening of elegance and recognition. Congratulations to all our Award Winners! Micah Durham from Nevada General Construction was my first professional meeting for The Concord Group. He gave me great advise, encouraged me to join and I would definitely consider him a friend.

What do you want your legacy to be in the Southern Nevada community?

I want to be able to drive by significant projects/builds and know that The Concord Group and I were an integral part of delivering those projects and turning plans into reality.  I want Nevada to be a better place because I live here.

The most important currencies are relationships and reputation. NAIOP gave me the opportunity to meet and bond with the best in the business. NAIOP also holds many education programs and seminars to show each sector of the industry and keep us aware of all the latest trends, technology, deals, and growth throughout the valley. And gaining that knowledge from our industry leaders is what NAIOP is all about.

What has been your favorite experience or story that happened at NAIOP event?

Spotlight Awards is the best night of the year! This business is extremely competitive and this is the one time of year that we all get to dress to the nines and congratulate each other for all of our hard work in striving to create a better City for the future and giving back to our chapter.  If you haven’t experienced one of these, mark your calendars for next year!

Who have you met at a NAIOP event that has influenced you or that you have become close friends with?

My business partner Steve Neiger. Before he and I worked with each other, the first thing he told me to do was to get involved in NAIOP. I joined the Membership Committee and still remain on that committee to this day to help new people to the industry learn as it taught me. I started in brokerage by myself, without a team, and the information I gained from NAIOP and the relationships I forged was worth every penny to build my career.


What do you want your legacy to be in the Southern Nevada community?

We really lacked fun and exciting venues in the suburbs when I was growing up here.  At CAST, we are going to continue redeveloping and reshaping our city to enhance the everyday lives of locals.  I hope to be sitting at one of our future projects one day during happy hour, and seeing everyone around smiling and having a good time. That to me is one of the highest achievements I can aim for. We should all want to leave our career knowing we made an impact that created a better experience for us and for future generations.

 

This guy’s got the idea.  So does his boss.  We all need to find a healthy balance between work and play.
