Class is officially in session for the Developing Leaders Institute Class of 2023! DLI classes are held on the 2nd Monday of each month and will take place at the CBRE office. This year’s class consists of 22 professionals in the commercial real estate industry who will learn all things development from various subject matter experts. After each class, there is intentional networking at Born & Raised with the class teachers, NAIOP Board Members and DLI Alumni to further show this organizations commitment to the younger classes’ success.

DLI Class #1 – Commercial Real Estate Overview

The first DLI class was held on October 17, 2022 and was led by the President of Thomas & Mack Development Group, Rick Myers. Rick begun the class by discussing an article that he asked the class to read prior to meeting.  The article covered the story of T. Boone Pickens as he navigated a market takeover and showed what it takes to be forward thinking and persevere amongst your competitors.

In addition to highlighting what it takes to be successful in the business, he provided a basic overview of the industry from the various product types, to financing and development. He provided examples as to how each product type is evolving and offered insight on how to stay on top of trends and lead the market.

To conclude the first class, the group voted for class president and class vice president. Congratulations to Chris Molina with McDonald Carano for being nominated as class president and Megan McInerney with Colliers International for being nominated as class vice president.

DLI Class #2 – Market Analysis & Site Selection

The second DLI class was held on November 14, 2022 and began with a current economic overview led by John Restrepo, Principal of RCG Economics. John provided a macro view of the economy and went into detail on the Nevada economy as well as offered insights into how these trends effect the commercial real estate market. He also went into detail about what states are best to do business in and why companies chose to do business in those states. Overall, Nevada came in at #39 on the list.

The second portion of the class was led by Adam Malan, Vice President at Colliers International and Ryan Martin, Senior Vice President at MDL Group, who spoke about market analysis and site selection. Both shared examples of completed projects and walked through the initial site selection process. They explained the risks you take and hurdles that you must overcome to develop successful projects.

DLI Class #3 – Due Diligence, Planning and Entitlements

The third DLI class was held on December 12, 2022 and was led George Garci of G.C. Garcia Inc., and Marianna Hunnicutt with Kimley-Horn and Associates.

George’s firm, the red tape Sherpas, taught the class the importance of investing in high quality due diligence up front in a deal to save all parties time and money later on. He provided many examples of situations that could have been avoided by better due diligence in the planning stages of a project.

Marianna taught the class the importance of understanding the various jurisdictions that review your projects as well as discussed various factors that play into the engineering of a project from mapping, drainage, traffic, utilities, etc. She tasked the class with their first group project where they were given a blank site and had to lay out a project while being aware of ingress/egress, grading, drainage, etc. The class took away a lot of valuable lessons from this group activity.

DLI Class #7 – Navigating the Construction Process

On April 10, 2023, the 7th DLI class took place, led by the esteemed team at Burke Construction. The session focused on a comprehensive exploration of the construction process, encompassing the various systems and approaches to ground-up development projects. Held at the Harry Reid Tech Park, a notable construction project by Burke, the class offered an immersive experience. Following the informative presentation, attendees were given the opportunity to tour the facility, gaining firsthand exposure to the discussed construction components and witnessing fascinating ongoing projects by UNLV students.

DLI Class #8 – Marketing & Networking

The 8th DLI class convened on May 8, 2023, under the guidance of industry experts Dan Doherty (Colliers), Paul Sweetland (Colliers), and Dan Palmeri (CBRE). This session emphasized the significance of marketing and branding strategies within your business. Dan Doherty and Paul Sweetland offered insights from a team perspective, emphasizing the importance of marketing and branding for your clients. Dan Palmeri delved into the realm of personal branding on platforms such as LinkedIn and Instagram. He shared his success in establishing himself as a tenant rep broker in Las Vegas, encouraging attendees to develop a personable and distinctive presence on social media, leading to increased business opportunities.

DLI Class #9 – Real Estate Operations – Operating a Large RE Portfolio/Asset Management

The 9th DLI class was held on June 12, 2023, where we heard from industry professionals Lisa Brady (Prologis), Reed Gottesman (Schnitzer) and Amanda McCauley (Schnitzer). They have all had incredible successes throughout their careers as developers and we were honored to hear them speak about “how to play at being a developer”. They provided the class with insightful information on how the development process works and what they development playbook looks like. They ended the class with advice for us all as we advance in our careers.

NAIOP Southern Nevada held a Members Only Education Event in April moderated by Shani Coleman, director for Clark County Economic Development with panelists James Chrisley, Deputy Director of Operations at Harry Reid International Airport; Sam Joffray, CEO for the Las Vegas Super Bowl Host Committee; and Terry Miller, Owner of Miller Project Management with Formula 1 racing.

Las Vegas, renowned as the Entertainment Capital of the World, has rapidly emerged as a multifaceted hub with a growing prominence in the sports industry. NAIOP Southern Nevada 78 members received an exclusive benefit to learn how Las Vegas has successfully transformed itself into a sports capital, hosting major events and attracting professional sports teams from various leagues. The city’s cutting-edge sports venues, including the T-Mobile Arena, Allegiant Stadium, and the Las Vegas Ballpark, offer state-of-the-art facilities for spectators and athletes alike. NAIOP members can witness top-tier sporting events, including the NHL’s Vegas Golden Knights, the NFL’s Las Vegas Raiders, the WNBA’s Las Vegas Aces, and minor league baseball’s Las Vegas Aviators. In 2023 and 2024 Las Vegas is going to host the Formula 1 Las Vegas Grand Prix Race on the Las Vegas strip and the Superbowl at Allegiant Stadium. Our panel discussed the impacts of professional sports and large sporting events on commercial real estate.

With its remarkable transformation into the Sports Capital of the World, the city offers access to world-class sports events which increases the need for different types of real estate and additional traffic through Harry Reid International Airport. Our panelists showed some of how the commercial real estate industry in Las Vegas is dynamically changing through sports.

The NAIOP Community Service Committee has been actively stepping up in 2023, with more exciting activities in our community to come! Last month the committee successfully raised over $30,000 for Make-a-Wish and granted a wish for a child named Jackson to go on an Alaskan fishing trip. This is the largest NAIOP fundraiser to date and we are so thankful for everyone’s help!

Membership kicked off the month of June with a New Member Coffee to spread the word on committee opportunities within NAIOP with a successful turnout. We are looking forward to the next New Member Coffee on December 13th.

The committee has been in high gear since the beginning of the year and just wrapped up another successful drive for Street Teens. Since 2001, Street Teens has been providing life changes services to homeless, abandoned and at-risk youth across the Valley. Together, we gathered countless donations and an outstanding $7,934 to provide essential resources to local teens needed for the upcoming year! Your donations are the steppingstones towards a future of hope and endless possibilities for these teens. We are so grateful to all who generously donated to this great cause.

Coming into the summer months, we are partnering with Communities in Schools of Nevada for the annual Used Business Attire & Tie Drive and Scholarship application Fundraiser. Communities in Schools supports young adults across the valley in supporting and empowering them to stay in school and achieve in life. The committee is encouraging members to donate their ties and/or slightly used business attire at the July 20th Breakfast Program and through the end of the month for this noteworthy cause. Get your bowling shoes ready! The highly anticipated Annual Bowling Tournament is coming up on August 3rd at The Orleans Bowling Center. We are offering multiple $500 sponsorships to our members.  The committee has put together an amazing raffle right after the tournament so you won’t want to miss out! As we enter the third quarter of 2023, I am delighted to touch upon two significant topics that have been shaping our organization and industry: our recent NAIOP Board Retreat and the exceptional impact of our Developing Leaders Institute (DLI) program.

Board Retreat: Strengthening Collaboration and Teamwork

Our recent NAIOP Board Retreat was an extraordinary gathering of dedicated individuals, focused on enhancing collaboration and teamwork within our organization. During this transformative event, board members dedicated valuable time to understanding each other’s strengths, communication styles, and working preferences. By fostering a supportive and collaborative environment, we aim to maximize our collective potential and effectiveness in serving our valued membership.

DLI: Empowering Future Leaders and Board Engagement

Now, let us turn our attention to the remarkable impact of our Developing Leaders Institute (DLI) program, which has been empowering emerging professionals within our organization since 2007. DLI stands as a defining program for countless professionals, including myself, who have benefited from its comprehensive curriculum, industry insights, and personal development opportunities.

DLI has not only shaped careers but has also played a pivotal role in fostering an active and engaged board within NAIOP Southern Nevada. Many DLI graduates have gone on to serve on our board, executive board, and even as president. This active involvement of DLI alumni has significantly enriched our board, bringing unique perspectives, skills, and passion to our organization.

The DLI program nurtures leadership talent through various components:

  1. Three-Day Leadership Retreat: DLI participants kick off their journey with a transformative three-day leadership retreat, where they acquire techniques to enhance organization, productivity, and leadership skills. This immersive experience sets the foundation for personal growth and sets the tone for the entire program.
  2. Monthly Educational Sessions: DLI participants continue their growth through monthly educational sessions facilitated by industry leaders from the Southern Nevada real estate and development community. These sessions provide invaluable insights into successful professionals’ journeys and equip emerging leaders with the tools they need to excel in their careers.
  3. Class Project: A Hands-On Experience: The DLI program offers a standout feature – the “Class Project.” Participants engage in a comprehensive project, from site selection to project disposition, providing hands-on experience in project management, collaboration, and problem-solving.

The success stories of DLI graduates are a testament to the program’s profound impact. We celebrate their achievements and the milestones they have reached throughout their careers.

As we conclude, I want to express our commitment to the continued growth and enhancement of the DLI program. We will strive to ensure it remains a cornerstone of leadership development within NAIOP Southern Nevada.

A good coach understands that mastery of any skill requires much effort and perseverance, and that positive reinforcement encourages the desired improvement.

But the benefits of being positive go far beyond motivating learners.  Positive thinking leads to better mental and physical health, increased resilience, better coping skills, and longer life span.

Benjamin Franklin, who lived to be 84 at a time when the average life expectancy of his peers was around 35, believed in the power of positive thinking combined with hard work and diligence.  “I haven’t failed,” he said of his repeated attempts to invent an electric light bulb.  “I’ve just found 10,000 ways that won’t work!”

As a non profit professional organization, NAIOP Southern Nevada understands how valuable volunteering is to you as well as the organization.

We know, people like to do business with other people they know, like and trust.  This might not be true when you order a new $5 coffee mug on Amazon, but it’s particularly true when millions of dollars are being invested in a project.  So, while you might get lucky occasionally and land a deal at a breakfast meeting, it’s more likely that you will need to invest more time and energy into these relationships before they begin bearing fruit.

Getting involved in NAIOP provides several opportunities to develop those relationships.  There are nearly a dozen committees and events to volunteer for with a wide variety of time needed to be an active member.  These committees can be as small as six or seven, or much larger like the Spotlight committee. The smaller committee groups provide a dramatically easier setting to get to know somebody compared to the huge room full of people at the monthly breakfasts.  It’s quite possible you will not get the opportunity to talk to the same person at two consecutive breakfasts, but it’s almost certain you will strike up a conversation with the same people at a committee meeting.

And there is a committee for every taste.  If community service is your calling, you can join the committee bearing that very name.  Maybe you’re a golf fanatic.  There is a committee for that. Or perhaps you want to meet as many people as possible while still building relationships with committed NAIOP members.  If so, the membership committee may be the place for you.

Whatever drives you, NAIOP provides the right vehicle to get you involved and pull the very most return on your investment in membership.

I’m immensely excited to serve as NAIOP Southern Nevada’s president working closely with our tremendously talented 2023 Board of Directors.

Over the past several years, our chapter has demonstrated resilience by adapting to the changing needs of our membership and adjusting to the ever-evolving commercial real estate landscape that surrounds us. Delivering value to our dedicated members and sponsor organizations is what drives us.

We are focused on implementing several initiatives this year, ranging from the launch of a new program, to enhancing our government affairs program to further fortifying the financial strength of our organization. We are making significant progress across these various initiatives, building a strong foundation for success in the coming year.

My predecessor Hayim Mizrachi did a tremendous job working with Executive Director Katrina Bruce to create the “Developing Organizational Leadership Institute” (DOLI) program. This program was designed to educate and cultivate participants while simultaneously fostering opportunities for members to expand their connections and professional networks. Our job this year was to launch the program and make sure that we had the highest caliber people participate in the program. This goal has been achieved. Our alpha class consists of a strong group of 15 professional participants, and with the first two classes already completed, we are bullish that this program will have a strong positive impact on our organization for years to come.

Government Affairs is a cornerstone of what makes NAIOP the organization that it is and serves as the watchdog for our industry. The timely acquisition of a capable GA support staff member remains paramount, as their involvement is crucial for our continued success in expanding our organization’s impact in the coming years. We have a search firm vetting candidates and finalizing the selection process to ensure we secure the best person for the Government Affairs (GA) support role with a target start date of June 1, 2023, or earlier.

From a dollars and cents standpoint, the board is being prudent with the chapter’s financial strategy which involves smart investments in our reserves. We’ve diversified our investments in CDs with varying terms, generating an impressive return of around 5.25%. Plus, since our funds are FDIC insured, our reserves remain secure. This additional income stream will enable us to accomplish several of our key goals.

We will continue to create opportunities to bring together the commercial  real estate industry – from our most senior leaders to students that are looking to join the industry and everyone in between – to learn from each other, to celebrate each other, to provide mentorship and advocacy.

Thank you to the NAIOP Community Service Committee and the entire NAIOP membership for kicking off 2023’s charitable endeavors with enthusiasm!

On Saturday, February 4th committee members participated in Ronald McDonald House Charities annual “Fill the Pantry Food Drive” by collecting donations from various Smith’s locations around town and helping sort/fill the pantry at the Ronald McDonald home. These donations help RMHC meet their basic yearly needs to be able to provide food to the family’s traveling to Las Vegas for their children’s medical treatments.  These contributions are making a significant impact on the lives of many families, and we are thankful for everyone’s generosity!

The committee is gearing up for the annual Make-A-Wish of Southern Nevada Walk for Wishes 5K event, and we need your help in reaching our fundraising goal! This year, the committee set a goal to raise $20,000 which would allow us to grant either 2 small or 1 large wish for a child in need. Every dollar donated to Make-A-Wish goes directly to granting wishes and we believe every child deserves the opportunity to experience this joy and hope! For the month of May, the community service committee will be partnering with Street Teens, a local non-profit organization dedicated to assisting homeless youth. Be on the lookout in your emails for more information on this donation drive.
